This Privacy Policy explains how Propty Holdings LLC ("Propty Holdings," "we," "us") collects, uses, and protects personal information in connection with Asterisko, our buyer-operations platform for preconstruction real estate developers (the "Services"). It applies to our website, applications, and related services.

Asterisko connects to the systems a developer already uses, CRM, ERP, document storage, and payment tools, and runs approved workflows on top of them. Asterisko is not a lender, mortgage broker, real estate broker, underwriter, fiduciary, or legal, tax, or investment advisor, and a readiness workflow is not an approval, verification, or guarantee of any outcome.

We collect information in the following ways:

• Information you provide directly, such as your name, work email, phone number, company, role, and account credentials when you or your organization sign up for or use the Services.
• Information collected automatically, such as IP address, browser and device type, pages viewed, and usage analytics, through cookies and similar technologies.
• Information from connected systems, when a developer client connects their CRM, ERP, document, or payment systems, we receive the data needed to run the approved workflows (see Section 4).
• Information from third-party providers, such as analytics, security, and infrastructure vendors that help us operate the Services.

Our clients are preconstruction developers and their teams. To run buyer operations, the Services process information about our clients' buyers and units, which may include names, contact details, identification and KYC documents, financial and payment information, and transaction status.

For that buyer information, our client is the controller and Asterisko acts as a service provider (processor): we process it only to provide the Services under our agreement with the client and on their instructions, not for our own independent purposes. If you are a buyer and want to access or delete your information, please contact the developer you are working with; we will support their request.

We use information to:

• Provide, operate, secure, and improve the Services;
• Run the approved workflows a client configures, requesting and classifying documents, reconciling payments, answering status questions, and tracking closing readiness;
• Authenticate users, manage accounts, and provide support;
• Prevent fraud, abuse, and security incidents;
• Communicate with you about the Services; and
• Comply with legal and regulatory obligations.

Where a legal basis is required, we rely on one or more of the following: performance of a contract, compliance with a legal obligation, our legitimate interests in operating and improving the Services, and your consent (which you may withdraw at any time).

We do not sell personal information. We share it only as needed to run the Services:

• Service providers and subprocessors, infrastructure, storage, analytics, communications, and security vendors that process data on our behalf under contract;
• Our clients, the developer whose account the data belongs to, and their authorized users;
• Legal and safety, when required by law, regulation, or valid legal process, or to protect rights, safety, and property;
• Business transfers, in connection with a merger, acquisition, or sale of assets, subject to this Policy.

We use cookies and similar technologies to operate the site, remember preferences, measure usage, and keep the Services secure. You can control cookies through your browser settings; disabling some cookies may affect functionality.

The Services use automated processing, including AI features, to run workflows such as classifying documents and drafting status answers. These workflows are designed to keep a human in the loop: they surface information and prepare actions, and your team approves what matters. We do not use them to make legally significant decisions about individuals without human involvement.

We retain personal information for as long as needed to provide the Services, comply with legal obligations, resolve disputes, and enforce our agreements. Data we process on behalf of a client is retained according to that client's instructions and our agreement with them, after which it is deleted or anonymized.

We maintain administrative, technical, and organizational safeguards designed to protect personal information, including access controls, encryption in transit, permissioned actions, and audit logging. No method of transmission or storage is completely secure, and we cannot guarantee absolute security.

We are based in the United States, and information may be processed in the United States or other countries where we or our providers operate. Where required, we use appropriate safeguards for cross-border transfers. By using the Services, you understand that your information may be processed in the United States.

Depending on where you live, you may have rights to access, correct, delete, or receive a copy of your personal information, to opt out of certain processing, and to withdraw consent. We do not sell personal information or use it for cross-context behavioral advertising.

To exercise your rights, email us at contact@asterisko.ai. If your information was provided to us by a developer using Asterisko, we will direct your request to that client, who is the controller of that data. We will not discriminate against you for exercising your rights.

The Services are intended for businesses and are not directed to children under 18. We do not knowingly collect personal information from children. If you believe a child has provided us information, contact us and we will delete it.

The Services connect to and link to third-party systems and websites, such as the CRM, ERP, document, and payment tools our clients use. Their privacy practices are governed by their own policies, and we are not responsible for them.

We may update this Privacy Policy from time to time. When we do, we will revise the "Last updated" date above, and material changes will be communicated where appropriate. Your continued use of the Services after an update means you accept the revised Policy.
